Description

IMPROVEMENTS Built in 2020, the custom home was designed for one level living with an open floor plan. The home is 2,848 square feet with three bedrooms each with its own bath. The owners carefully designed the house with lots of windows, creating natural light and taking advantage of the spectacular views from every room. As you come through the front door, the entry hall, opens into the large living room with stone fireplace, and sliding doors to the covered, wrap around deck. The gourmet kitchen is open to the living room, with custom cabinets, center island, gas stove, leather finish counter tops, complimented by a large pantry. The master suite is spacious with an expansive walk-in closet, and glass doors opening onto the covered deck. The large master bath is well appointed, with a jetted tub, and walk in shower. Finally, there is an oversized, two-car, heated garage. Moving outside from the house, Longview Ranch is an equestrian dream property. The 56 acres are divided into six lush pastures, each with its own water source. For roping, training and equestrian events there is a 230’ x 130’ outdoor riding arena. Complementing the arena is a 4-stall horse barn, and 3-sided equipment building with two stalls, corrals and plenty of room for trailer parking. Between the horse facilities and the house is the ranch shop. Constructed in 2014, this is a very well built, steel frame, and steel sided structure. The entire building is heated and insulated. The shop area is 40’ x 36’ with plenty of room for equipment and toys. Within this building there are two separate living quarters, each with a bedroom, bath, living area and kitchen. These accommodations are nicely appointed and ideal for quests, family or ranch manager. LOCATION Longview Ranch is very conveniently located just 3.5 miles from downtown Lander, Wyoming. As the Fremont County Seat, Lander is known for Sinks Canyon State Park, Wind River Mountains, Red Canyon, Mountain Biking, Rock Climbing, Backpacking, Fishing, Rodeos and 4th of July events. Lander has all the amenities you would expect in a small town of 7500 people, including shopping, dining, museums, festivals hospital and two colleges. For private air service, Hunt Field Airport offers general aviation, with fuel services, private hangers and a 5000’ runway. For commercial flights, Riverton Airport is just 30 minutes from Longview Ranch with flights to Denver. Ranked as one of the best outdoor towns in America, Lander is a gateway into the Wind River Mountains and internationally known for rock climbing. Gannett Peak at 13,804 feet is Wyoming’s highest peak. The Wind River Range has over 40 peaks about 13,000 feet, seven of the largest glaciers in the Rocky Mountains and over 1,300 lakes. Sinks Canyon State Park is six miles southwest of town and is one of the best state parks in the country. WILDLIFE The sage covered prairies, foothills and Wind River Mountains, all provide exceptional habitat to a large variety of wildlife. The Lander Valley and Wind River Mountains have large populations of elk, mule and whitetail deer, moose, bears, antelope, big horn sheep, upland birds and water fowl. Sage grouse, blue grouse, Sharp-tail grouse, Hungarian partridge, chukar, ducks, geese and pheasant all thrive in the area. On the ranch there are regularly whitetail and mule deer, pheasants, hawks, meadowlarks, sandhill cranes, owls, and even the occasional elk. The area is world renowned for its blue-ribbon trout fishing in rivers, lakes and streams. About 20 minutes south of Longview Ranch is the Popo Agie River. Brown trout comprise over 95% of the trout in this fishery, though mountain whitefish are also common. Recent surveys showed the stream held over 1,300 trout per mile. Like most stream fisheries, the majority of trout are less than 12 inches long but there are plenty of fish bigger than 16 inches or better to hold your interest.
