The ranch consists of 304 +/- deeded acres with approximately 110 +/- acres of irrigated hayfields with excellent yields. As a result of the irrigation, soils, and weather that this area receives, the fields annually produce around 300 ton of hay. Additionally, there is an 80 +/- acre BLM grazing leases that is included. Muddy Creek winds through the western portion of the property and generally has water flowing throughout all of the seasons. The irrigation continues after the hay is put up to allow plenty of grass for fall and late season pasture. The corral system provides for easy gathering. In addition to the irrigation water rights there are several springs that kick off on the upper end of the meadows creating several sub-irrigated areas. Although the ranch is used as one contiguous ranch, there are five lots that have been subdivided and and approved that could be sold off separately if one so desired. Located in area 82 for deer, area 53 for antelope, and area 21 for elk, the Young Draw Ranch qualifies for up to 2 deer and 2 antelope vouchers each year. The best part is that the ranch borders thousands of acres of BLM and is within 40 minutes of being able to access hundreds of thousands of acres of National Forest where there are endless trails to follow, many alpine lakes and streams to fish in, and countless alpine characteristics to explore, not the mention all the wildlife one will encounter! A couple lakes such as High Savery Reservoir and Elkhead Reservoir are located just over an hour from the property where swimming boating, and more fishing is available. The ranch is located just outside the town of Baggs, WY, approximately 15 minutes to the north. Rawlins, WY is roughly 1 hour and 15 minutes to the north as well. For additional recreational purposes, head south nearly 1 hour and you will find Craig, CO. The closest source of air travel is at Yampa Valley Regional Airport in Hayden, CO which is just over 1 hour to the southeast.
